Life Estate Reserved
The Georgia Baptist Foundation provides a solution for you to leave your home, farm, or other real estate assets to a ministry at the time of your passing, while allowing you to continue using the property until then. With the life estate gift, you will receive a charitable tax deduction for the year you made the gift.
Benefits of a Life Estate Reserved
- Receive a federal income tax deduction for the value of the remainder interest in your home or farm
- Ensures the continued use and control of your home, farm, or other real estate asset for your lifetime
- Create a life estate based on more than one life. This will preserve the use of the property for you and a loved one, such as a spouse or dependent child.
How a Life Estate Works
- You deed your home, farm, or other real estate asset to a ministry. The deed will include a provision that gives you the right to use your property for the rest of your life and that of any other life estate party named in the deed.
- You and the ministry sign a maintenance, insurance, and taxes (MIT) agreement. The MIT agreement stipulates that you will keep the property in good condition, maintain property insurance, and continue to pay the appropriate property taxes.
- When the owner(s) of the life estate have passed, your property asset will belong to Georgia Baptist Foundation. The Foundation will use or sell the property to further Kingdom work through various ministries.
